The Uttar Pradesh government has given the green light to the Master Plan 2041 developed by the Yamuna Expressway Industrial Development Authority (YEIDA). This plan is aimed at advancing development in the region surrounding the Yamuna Expressway and the area near the upcoming Noida International Airport in Jewar, which is expected to be operational by April 2025.
Key Adjustments and Focus Areas
The state government suggested modifications to the plan, including:
- Zoning regulations for data centers, green spaces, healthcare facilities, and research centers.
- Updates concerning transport infrastructure and Yamuna flood zones.
Approval Process and Amendments
- YEIDA initially submitted the Master Plan 2041 for approval in January 2024.
- The government requested changes in July 2024 before granting approval.
- After incorporating the suggested revisions, YEIDA resubmitted the plan, which has now been approved.
- According to Arun Vir Singh, CEO of YEIDA, the plan will steer future industrial and urban development to meet the demands of the airport project.
Coverage and Development Scope
YEIDA’s jurisdiction covers 3,352 square kilometers across six districts: Gautam Budh Nagar, Bulandshahr, Aligarh, Mathura, Hathras, and Agra. The Master Plan 2041 focuses on Phase 1, spanning 759 square kilometers in Gautam Buddh Nagar and Bulandshahr districts.
Major Initiatives under Master Plan 2041
Several key projects are included in the plan, such as:
- Medical Device Park
- Semiconductor Park
- Olympic Park
- Electronic City
- Film City
- Central Business District (CBD)
- Aerotropolis near the Noida International Airport
A proposed Olympic Park covering 480 hectares is intended to host future international sporting events, with comprehensive facilities and accommodations for athletes. The plan also includes commercial developments to support business and shopping needs at a city scale.
Heritage City and Urban Raya Centre
YEIDA has addressed concerns raised by the state’s chief town and country planning department regarding the Urban Raya Centre, a major component of the master plan. Additionally, the proposal outlines the development of a Heritage City near Mathura, with the first phase estimated to cost ₹7,200 crore, covering 753 acres.
YEIDA’s Vision and Purpose
YEIDA was established on April 24, 2001, with the objective of promoting structured development along the 165-kilometer Yamuna Expressway between Greater Noida and Agra. Its mission is to drive industrial growth and urban expansion in the region, generating employment opportunities.
The authority’s notified area includes about 2 lakh hectares across 1,187 villages in six districts, focusing on both industrialization and urban development.
